The profit you agree with the seller is only one of the amounts that changes hands. On top of it sit DHA’s own transfer charges and two government taxes, and the two are calculated on completely different bases.

The resale profit is not taxed. Advance Tax under Section 236K (paid by the buyer) and Gain Tax under Section 236C (paid by the seller) are both worked out on the FBR DC value of the plot — not on the premium the current owner is asking. A processing fee and a transfer set fee are payable on top of the charges above. The exact DC value and the filer and late-filer amounts for each size are set out in full on the individual plot pages linked in the table.
Resale Questions
No. Both the buyer’s Advance Tax (Section 236K) and the seller’s Gain Tax (Section 236C) are calculated on the FBR DC value of the plot, not on the resale profit. The premium you hand to the current owner sits outside the tax calculation entirely. The DC value and the exact filer and late-filer amounts are worked out for each size on the 5 Marla, 10 Marla and 1 Kanal pages.
DHA charges PKR 77,000 to transfer a 5 Marla plot, PKR 177,000 for 10 Marla and PKR 191,000 for 1 Kanal. A processing fee and a transfer set fee are payable on top, and all of these are separate from the government taxes under Sections 236K and 236C.
A transfer of intimation is allowed once 20% of the plot price has been paid — or the full amount on a lump sum plan — together with DHA charges and government taxes. The remaining installment plan then carries forward to you on the same quarterly schedule, directly with DHA.
A resale plot is already allotted. The block, category and plot number are confirmed before you pay anything, so there is no draw and no waiting for a result — you can see exactly what you are buying. In the 3rd Balloting you apply, pay the processing fee and wait for the ballot, and which plot you get depends on the draw. After a resale transfer you simply continue the existing DHA installment plan.
The same residential sizes as the ballotings — 5 Marla (125 Sq Yds, 25×45 ft), 10 Marla (250 Sq Yds, 35×65 ft) and 1 Kanal (500 Sq Yds, 50×90 ft) — from the 1st, 2nd and 3rd Ballotings. Files from the earlier ballotings usually cost more, because more installments have already been paid and the buyer is taking on a higher cost basis. Not every available file is published online, so tell us the size and block you want.
